An overview of the types of construction defects

A construction defect means that a building was improperly built and as a result fails to meet the specifications spelled out in the contract. The defect could be the result of a number of reasons including substandard materials, improper grading or even just shoddy construction. The nature of the defect determines who you can sue and for what. Most defects will leave structural impacts on the building, like improperly working utilities or structural integrity problems.

“Construction defect” is a very broad term. It can include many different types of defects including design, furnishes, planning, inspection and construction. Here is a list some of the most common defects:

  • Water issues, usually leaks that result in mold or undermine structural integrity.
  • Improper thermal and moisture protection. All homes need to be weatherized to withstand the elements, failure to do so can result in usually hot or cold homes.
  • Electrical issues.
  • Structural problems, like improper design, construction or materials that undermine the integrity of the building.
  • Improper soil grading. All buildings need a solid foundation of stone and soil. Soil grading removes imperfections in the ground that undermine the foundation.
  • Improperly installed doors, windows and glass. A common example is a door that cannot close or windows that don’t fit.
